Pocono residents may have noticed there is a new player in the commercial real estate field. Sharp looking black signs have been popping up along some of Monroe County’s busiest roadways and announce the arrival of KW Commercial, The Daniel Perich Group. Centered in downtown Stroudsburg at 701 Main Street, the office serves as a branch of KW Commercial, a national commercial real estate company based in Austin, Texas.
Headed by a partnership between Dan Perich and George Vlamis, The Daniel Perich Group looks to give clients and customers another choice for their commercial and investment real estate needs. The group will cover all aspects of commercial real estate including buying, selling and leasing. They bring a wealth of knowledge and experience to the table not only as advisors but also as investors and business owners themselves.
Dan Perich has 16 years of commercial real estate experience and was the top producing agent at Michael Baxter & Associates for several years. He earned his CCIM designation in 2003, his broker’s license in 2007 and has been a member of ICSC since 2013. In addition, he has owned and managed his own commercial real estate portfolio for many years and owns other businesses outside of real estate.
George Vlamis is a graduate of Penn State University and has since been a local business owner. He owned several well-known businesses in the Stroudsburg area including the Arlington Diner for 21 years, Bender Gardens for 8 years and presently Vlamis Real Estate Investments. Through his personal investments, George has been involved in nearly six million dollars of transactions, both on the buying and selling side, giving his clients a wealth of experience. He has been serving commercial clients and customers since getting his real estate license in 2003. He has obtained the CNE designation, is in pursuit in obtaining his CCIM designation and is a member of ICSC.
The team is rounded out by Marjorie Feehan who began her real estate career in 2009. Living in the area for the past 21 years, Margie has seen the area’s growth and understands the complexity of commercial development. Margie also has over 15 years in the hospitality and rental fields, giving her the knowledge of the inner-workings of the hotel industry as well as the experience in leasing property.
“I was looking to do something different,” Perich says when asked why he left his successful niche at Michael Baxter & Associates. “I enjoyed my time there and I’m proud of my accomplishments, but I’ve always wanted to have my own company and also be able to work on a national level. KW Commercial affords me the opportunity to be a part of a national network of professionals. They have been growing tremendously and are the leading national commercial real estate firm in secondary and tertiary markets like the Poconos. I’ve been impressed by their investment in technology which goes a long way in helping market and promote properties, not just locally but nationally as well.”
George comments, “Being an entrepreneur for most of my life, I always had the drive to go back into business for myself and was looking at different options and opportunities. When this came in front of me, I was intrigued right away. The KW Commercial model was like a breath of fresh air with its technology and its networking ability. So far the market has received the new company well. “I think we were a little surprised by the outpouring of support for us at the beginning. We received several calls from well-wishers congratulating us on the move and agreeing it was the right time for another choice in the market,” Perich said. “Competition is a good thing. It makes everybody work harder in order to earn the public’s business.”
That being said, this group is approaching the market a little differently than most brokerage firms. “We aren’t looking to get as many listings as we can,” Perich explained. “We don’t want to waste our clients’ or our time if we don’t believe the market will yield what they are looking for. Our philosophy is to work in conjunction with our clients and educate them on current market conditions and make a plan to reach their financial goals.”
The team consists of three members for now. “It’s just the three of us at this point, but we are open to bringing on maybe one more strong candidate that meets the KW Commercial standards,” Vlamis says. “This really isn’t a model for just anyone.”
Just one month in business the group has over a dozen properties listed and have written six offers.
